Well I went out to Vegas, saw my brother and heard some really unusual stories.  But, no UFO’s… None…  A Realeflow user even managed to track me down at PH – we played voice tag but he mentioned the UFO email, so maybe he has some more freaky news. 

If you’ve been following this stuff, there was some serious sightings of strange objects in Texas recently.  UFO Hunters did an episode, and of course my brother emailed me the minute he found out about it.  He’s not really a conspiracy theorist, but close… Especially with Roswell and all the weird stuff going on there.  I swear he moved from Ohio to Nevada just to try and hang with an alien.  Who am I to call him weird? Right, I mean how do I know there’s no such thing as intelligent life on other planets?  Actually, the more people I ask non-chalantly talk about this, the more intelligent answers I get, like “how could there not be?” Who knows…  It’s sort of fun to travel around to try and find out. We had a blast this week laughing and hanging out.  I hope he calls me again soon!

Let’s talk about something that’s pretty darn important.  Using the internet to help you get more leads so you don’t have to work so damn hard…

I’ve been using the internet for a few years now to attract both sellers and buyers to my investing business, and it has recently become a major part of my businesses growth.  Just 2 years ago I would bet that 10-15% of my leads were coming in from the web, but today I would say that way over half are coming directly from online sources OR as a referral from an online source.  It’s pretty sweet actually because this IS the most predictable lead source ever.

Most real estate investors have it all wrong.  They think they need a really cool web site to attract alot of deals BUT there is usually a big difference between one that looks cool and one that actually works – that actually attracts leads.

It’s my opinion and a very strong one from experience that you need 2 types of websites to compete effectively in today’s market.  Actually what am I saying, if you have these 2 types you’ll be so far ahead of everyone else they won’t be able to carry your you know what…  These guys will be out pounding the pavement while your picking up your new boat (which reminds me I have a funny story later about this).  Let’s call them for now

     1.  Branded Sites – sites that establish your companies brand and reputation. These are status sites.  They should be ultra professional and allow people who are checking you out to get comfortable with the professionalism of your company.

     2.  Lead-Gen Sites – sites that have a single purpose.  To get as many leads as possible pumped straight into your business FAST. 

These 2 sites should be designed totally different because they have a totally different purpose.

Let’s move on to the 2nd important point:

If your familiar with internet marketing then the word “conversion” means alot to you.  Basically what it means is what % of people who visit your site actually complete your CTA (call to action)

Said easier, if 100 people visit your site, and 15 fill out your form then your conversion rate is 15%.  If 35 fill it out (out of 100) then your rate is 35%.  Easy. 

Over the next couple weeks I’m going to be showing you some real cool videos which outline exactly what we’re using in our business to kill it online.  Anything above a 20% conversion rate is excellent and when you approach 40% your in the “legendary” realm.  So I’ll show you a site that went from 22% to 51% without changing a single word of copy.  We ONLY changed the design of the site and it literally exploded.  Can’t wait….  Let me know below if you want a little of this stuff or hell if you want a lot let me know that too!
